How it works

I work in blocks of hours. Over the past 5 years, I have found that offering bundled plans that are paid in advance work the best for both my clients and myself.  Below are the bundle options I offer. You can choose to purchase 10, 20, 40 or 80 hours of my time. My services include all or any combination of my specialties mentioned above, except for where noted as a separate charge.  Depending on the bundle that you purchase, you can use them all in one week, or use them as needed. They DO NOT expire. We will setup a schedule of tasks that you need done and a timeframe in which they need to be completed.  I will send you a progress report each week with an accounting of time spent on each one of the tasks that you need me to work on.  Along with the bundles below, you can take advantage of a weekly 30-minute meeting, free of charge.

From Contract to Close, I've got you covered.  Full service transaction coordination, contractual time line alerts, and continuous transaction tracking from the Point of Contract through the Close of Escrow. The Buyer's Agent and Buyer have passwords protected access to the online file through virtasst.com. Sellers's Agent & Seller's will also be invited to have access to their copy of the files and their access will also be password protected.  The complete and compliant paper transaction file is electronically archived then delivered to the Broker on receipt of payment from escrow at closing. Custom files and/or custom programming are subject to higher fees as negotiated.

 

NOTE: 50% of fee is due and payable upon contract. Remainder is due at closing. If deal falls through, remainder is waived.

Covers both the selling and buying side of the transaction. All aspects mentioned above are covered in this fee. Custom files and/or custom programming are subject to higher fees as negotiated.

 

NOTE: 50% of fee is due and payable upon listing. Remainder is due at closing. If deal falls through, remainder is waived.

  • $500 fee - From listing to closing, with you having both sides of transaction.

  • $40 fee - From contract to closing, with you haveing both sides of transaction.

Seller Side: New Listing/Listing Sold

From listing to sold, I've got you covered.  Full service transaction coordination, contractual time line alerts, and continuous transaction tracking from the Point of Listing through the Close of Escrow. Then you're in need of having your broker provided website customized.  I have knowledge of working with both Keller Williams Realty (eAgentC, Placester) and ReMax provided websites (Placester).  I will sit down with you to customize your provided brokerage website to fit your needs.

Do you use a 3rd party Realtor website, such as WebBox, Xactsite, iHomeFinder, Success Website, Style? If you purchased it and just don't have the time to set it up and customize it (as much as the plaform will allow), then you need to  hire me.  I will sit down with you to customize your website to fit your needs.

  • Reviewing your existing website

  • Customizing your website to work with your existing branding, logo.

  • Creating images that will be used within your website.

  • Integrating your blog into your website (if you have or want one and the feature is present)
